Choosing between purchasing a Resale or a New Build Property can be a difficult task, as there are many advantages for both! With this in mind let’s take a look at some of the advantages of purchasing a resale and a new build property.

Here are some key points to consider when it comes to buying a resale property. These are just meant as a guideline and, of course, your own conclusions depend on your own preferences.

1. The Cost

In general, there is more room for price negotiations with resale properties as they tend to be older, in terms of the year built. Also, the taxes that need to be paid on the purchase of the property are lower when you purchase a resale property.

2. Moving in

Resale homes are ready to move into pretty quickly after purchasing them – the completion date of the sale is generally quicker, so there is not much waiting around before you can move into your new home.

3. Character

Resale homes have a lived in quality, providing a vibe and character that can make them instantly feel like a home. A lot of resale homes are offered with all or some of the existing furniture ‘thrown in’ as part of the purchase price – something you may appreciate.

4. Established Community

Location is important and should be taken into consideration. Resale homes are usually situated in well established areas or urbanisations that are close to existing amenities, restaurants, bars, schools, public transport etc. They can also offer the feeling of a settled community and neighbourhood.

1. Brand New & Modern

You have a brand new, modern home that has never been lived in before! Today’s new build homes are equipped with the latest tech and use modern building practices – all with the aim to meet the highest, energy-efficient standards and to keep utility bills low.

2. Customisation Options

Often, with new build properties, you have options to customise to your own taste and style. You get to choose and select the finishes and custom elements that you want to have in your new home. Your personalised choices are tailored to your taste and will make your new house instantly feel like your home.

3. Newer Community

Being in a newly built community or urbanisation means that everything else is also new – entrance roads, pavements, communal areas and swimming pools etc. Amenities, shops, restaurants etc. are usually no more than a few minutes drive away.

4. Warranty & Maintenance

New build homes have lower maintenance requirements – as everything is brand new it will be a good few years before there is any need for repairs! New homes have the protection of a comprehensive warranty (usually 10 years) that covers any issues that may arise.
