Clear clutter & have a good clean. Buyers form an opinion within seconds of walking through the door.

Eliminate Odours

Consider fresh flowers or candle for a single sent across the home to eliminate bad odours.

Depersonalise

Remove personal items, photos, souvenirs etc. so buyers can imagine themselves living there.

Add Light & Space

Make sure windows are clean and open blinds for daytime viewings. Put lights on in every room for evening viewings.

Fix Anything Broken

Fix that dripping tap, that door that doesn’t close - remove any excuses for a buyer to renegotiate on your price.

Legal Requirements

Here is a simple guide to what documents you will need to have ready to make sure the sale of your Spanish property proceeds smoothly. If you have any questions or need some help, please contact our expert HomeEspaña Aftersales Team – who can offer you free advice.

Main Legal Priorities
  • Ensure you have a legal representative here in Spain.
  • It can be beneficial to sign a Power of Attorney – this will save you time and money.
Paperwork
  • Ensure all your paperwork is correct and up to date. This includes the following:
  • Title deed or proof of ownership (inheritance etc).
  • Licence of First Occupancy or Licence of Second Occupation (Habitation certificate).
  • Energy certificate.
  • Community of Property Owners certificate to show community fees paid up to date.
  • Certificate of tax residence (if applicable).
  • Certificate of outstanding debt on property (if there is a mortgage on the property).
  • Most recent utility bills.
  • Most recent SUMA (IBI) receipt.
  • Any building extensions or alterations need to be registered on the deeds. *
  • If the property has had any alterations or extensions e.g swimming pool, garage or bedrooms added, these will need to be registered before completion. An architect will need to authorise the necessary certificates and get the extensions/alterations registered on the deeds.
Tax Obligations
  • Ensure you are aware of all your tax obligations and make sure that:
  • Plus Valia is paid.
  • You are aware of your Capital Gains tax. *
  • Be advised that 3% will be retained for non-fiscal residents & can be claimed back if all taxes have been paid. If not, then the Tax authorities will keep the amount of unpaid taxes & you can then apply for the return of any surplus monies (this can take up to a year to come through!)
  • Legal fees and costs are planned for.
  • Any existing debts on the property, mortgage cancellation fees etc. are paid.
