Register Regulation
Up until 2022, operating as Real Estate Agent in the Comunidad Valenciana (includes Alicante, Castellón and Valencia regions), did not require any special qualification or any special guarantees towards clients.
In 2022, regulation was approved and all agents operating in the Comunidad Valenciana must be registered by August 2023 to continue operating legally. This regulation has the purpose of protecting customers (both sellers and buyers) and ensuring professional practice and safe property transactions.

Registration to operate as a Real Estate Agent in the Comunidad Valenciana region – our legal registration details. Both of our real estate agency companies are registered in the compulsory Registration of Real Estate agents in the Comunidad Valenciana.

Considering the the number of offices per company this results in the following insured amounts:

API association
Additionally from being registered in the above mentioned Comunidad Valenciana compulsory registration, our companies are also part of the API association (Agentes de la Propiedad Inmobiliaria) – This is an associated network of real estate professionals present in Spain many years ago, and associated with the purpose on ensuring best-practice, ethical, and safe transactions in the real estate industry.

What does being a registered agent and being part of API association provide our clients?
Registered real estate agents must meet the following requirements to accredit their professional training and activity, as well as their solvency:
API association requires:
– All members to pass an exam, proving that the agent has the experience and knowledge needed to operate in the real estate industry as agent.
– All members adhere to an extensive deontological conduct code, with ethic and professional requirements.
The registration as Real Estate Agent in the Comunidad Valeniana registrar requires all agents to prove:
– To prove training to access the registration and yearly updates of this training to ensure agents are up to date with regulation.
– To have an establishment open to the public with the corresponding permits, licenses, and tax registrations.
– To have an insurance that guarantees clients’ deposits with a minimum amount of 60.000€
– Take out professional indemnity insurance covering liabilities arising from professional negligence, covering a minimum of 600.000€
